After a long journey from the initial idea through an international architectural competition to completion, Tabakfabrik is opening a new, exciting chapter with this new quarter. The site becomes a complete district that combines living, working and enjoyment.
The Tabakfabrik Linz, an architectural masterpiece by Peter Behrens from the 1930s, is a listed building. However, later additions such as the west wing, also known as Building 3, were excluded from this. This building, constructed in the 1980s, was of significantly lower architectural quality and was in a poor structural condition. The high maintenance costs, which included a damaged roof, made renovation unavoidable in order to be able to continue using the wing in the future. The poor condition of the building stood in stark contrast to the high value of the property in this prominent location. Building 3 isolated the Tabakfabrik site from its surroundings and obscured the view of the listed main building.
For this reason, numerous experts, studies and the results of the international architecture competition Europan 2011 were unanimously in favor of a new building. Almost all submissions, including the winning projects, envisaged the demolition of the existing wing.
The vision was clear: a new, architecturally high-quality landmark was to be created. A lighthouse that would open up the area, improve the infrastructure and serve as a new landmark for Linz.

In order to find the best concept for this important task, Immobilien Linz GmbH & Co KG (ILG KG), as the landowner, launched an EU-wide, two-stage bidding process. Investors and teams of architects were invited to submit their ideas. The requirements were high, as the project had to stand out architecturally as well as deliver added value in terms of urban development.
The winner was announced in January 2018: the Tyrolean Bodner Group unanimously convinced the jury with the impressive plans by the renowned Viennese architects Zechner & Zechner.
The project was officially named in November 2020: QUADRILL. The name is a reference to a ballroom dance and symbolizes the community that is to be created here. The QUADRILL is a four-part building ensemble with a diverse mix of uses.
It offers space for offices, retail, restaurants, a hotel and 175 apartments as well as a publicly accessible underground parking garage. The centerpiece is the 109-meter-high QUADRILL Tower, which offers a unique view over Linz and was Austria’s tallest office and hotel tower outside of Vienna at the time of construction.
Construction started in 2021 with the demolition of the former Building 3, with an investment volume of EUR 190 million.

Following the start of construction in February 2021, work was successfully completed in 2026. Where a factory once stood idle, a new, vibrant district has developed.
Since the city of Linz developed the vision for the Tabakfabrik site in 2009, a unique ecosystem for work, enjoyment and now also life has been created. A new chapter has been opened with the QUADRILL: the 175 apartments in the Memphis and Boston buildings create a home here for the first time and turn the Tabakfabrik into a completed quarter that redefines the future of living and working in Linz.
The four-part QUADRILL building ensemble creates modern working, living and residential space – with an innovative mix of office space, hotel, apartments, retail and restaurants.
